All offers to purchase are to include the following:

    1. RESIDENTIAL PURCHASE AGREEMENT C.A.R. form RPA with each page initialed by buyer(s) and page eight signed by buyer(s) and buyer’s agent.
    2. Any addendum(s) checked in RPA paragraph 5A, 5B and elsewhere should be attached, completed and signed.
    3. DISCLOSURE REGARDING RE AGENCY RELATIONSHIPS C.A.R. form AD (Selling Firm to Buyer).
    4. POSSIBLE REPRESENTATION OF MORE THAN ONE BUYER OR SELLER - DISCLOSURE AND CONSENT C.A.R. form PRBS.
    5. BUYER’S INSPECTION ADVISORY C.A.R. form BIA.
    6. DISCLOSURE REGARDING REAL ESTATE AGENCY RELATIONSHIPS C.A.R. form AD.
    7. Signed STATEWIDE BUYER and SELLER ADVISORY C.A.R. form SBSA.
    8. Proof of sufficient funds necessary to cover down payment and closing costs. If submitting a cash offer, proof of sufficient funds to cover entire purchase price and closing costs is required.
    9. Copy of Earnest Money Deposit check. Should the buyer(s) choose to electronically send the EMD, please execute and include WIRE FRAUD ADVISORY C.A.R. form WFA.
    10. Please include or satisfy any other disclosures or instructions noted in the MLS listing.
    11. Please use the Who Pays Calculator to determine customary fees paid by seller and buyer prior to submitting contract.

If submitting a purchase offer for a REO listing, the following additional items need to be included along with the items noted above:

    1. Signed California REO Advisory Disclosure (C.A.R. Form REO).
    2. All offers for REO listings need to satisfy any specific seller instructions outlined in the MLS listing.
